North Chicago Seeks Experienced Master Developer for Sheridan Crossing Opportunity Site

The City of North Chicago is pleased to announce the release of a Request for Qualifications (RFQ) seeking an experienced master developer or development team to transform the 34-acre Sheridan Crossing redevelopment site.

Located at the highly visible northwest corner of Martin Luther King Jr. Drive and Sheridan Road and adjacent to Naval Station Great Lakes, the Navy's only boot camp, this long-vacant property represents one of the City's most significant redevelopment opportunities. The site is situated within the Sheridan Crossing Tax Increment Financing (TIF) District.

The vision is to create a vibrant mixed-use destination featuring a blend of hospitality, retail, restaurant, entertainment, and potential residential uses that leverage the site's proximity to major employers and institutions, including Rosalind Franklin University, AbbVie, and the Capt. James A. Lovell Federal Health Care Center.

The city will use a two-step selection process, beginning with this RFQ, followed by a Request for Proposals (RFP) for shortlisted teams. Qualified master developers and development teams are encouraged to review the RFQ and submit materials for consideration.
